Technician adjusting temperature controllers on an industrial process control panel
HVAC asset intelligence by Rabine Mechanical
Foresight

Know your equipment. Anticipate what's next.

Foresight connects IoT sensor data, equipment records and HVAC expertise, so you see what is happening across your equipment, have fewer surprises, and plan maintenance and capital spending with better information.

The program

Equipment visibility. Technical intelligence. Action.

Monitoring and sensors are the technology. Foresight is the program that puts that technology together with our technicians, your equipment history and your capital plan.

01
Connect your assets
Select compatible IoT devices, establish equipment records, and connect the operating information your monitoring goals need.
02
Understand behavior
Review operating trends and abnormal patterns, and apply HVAC expertise to decide what needs investigation and why.
03
Anticipate problems
Use diagnostic findings and performance changes to identify developing issues and prioritize intervention.
04
Plan the next move
Turn findings into maintenance, energy, repair and replacement priorities that support operations and budgeting.
The data shows the signal. Our people interpret it.

Site Technologies supports the visual equipment map and asset information. Rabine Mechanical provides the monitoring, the technical interpretation and the service recommendations. Which points are monitored depends on the equipment and the devices selected: typically temperature, humidity, pressure, runtime and electrical operating data.

From insight to service

A signal only matters when it leads to action.

01
Detect
A connected device identifies a change in equipment behavior or a condition that needs review.
02
Diagnose
Rabine reviews the signal, the operating trends and the service history to decide the next step.
03
Coordinate
We agree the recommended investigation or corrective work with you and route approved work to the service team.
04
Verify
Technician findings and completed work are documented, the equipment is watched afterwards, and the asset record is updated.
Example

A trend suggests an airflow problem. Our technical review prompts an inspection, the technician confirms the cause and completes the approved work, and we check the operating trend afterwards to confirm the fix held.

What you receive

Useful reporting. A clearer capital plan.

Asset visibility
Equipment locations, identifiers, available records and documented condition findings, linked to your asset map.
Monitoring insights
Relevant trends, diagnostic findings, potential energy waste and items that need investigation, in the reporting format we agree.
Service priorities
Recommended next actions with the technical context behind them, so your team can prioritize maintenance and corrective work.
Capital direction
Replacement priorities informed by condition, operating importance, performance data, energy opportunities and applicable incentives.

Foresight findings feed straight into capital planning, so repair-versus-replace decisions and phased capital projects rest on documented condition and performance rather than guesswork.

Energy and incentives

Find the waste. Fund the fix.

Operating data shows unnecessary runtime, control problems and performance changes that increase consumption. We prioritize the maintenance, control adjustments and upgrades that address them, and compare the results against a baseline.

Rabine Mechanical is a participating Energy Efficiency Service Provider in the ComEd Standard offering. For eligible commercial ComEd customers, we review applicable incentives and qualifying project requirements, and build potential incentives into the investment plan.

Good to know

Incentives are subject to customer and project eligibility, current program requirements, funding and approval. Energy savings depend on the equipment, operating conditions and the improvements implemented.

Getting started

Start focused. Expand as it proves out.

Begin with suitable equipment and clear operating goals, then extend Foresight to more buildings as it shows results.

01
Assess the portfolio
Review equipment, available records, existing systems, site access, and your reliability, energy and capital planning goals.
02
Define the program
Agree monitored assets, device selection, reporting, permissions, monitoring hours, escalation and response commitments.
03
Connect and review
Coordinate installation, validate the data and alerts, and review findings with your team to refine service, energy and capital priorities.

Each program is configured to your equipment and service needs. Device compatibility, connectivity, monitoring coverage and response arrangements are confirmed during scoping and written into the service agreement.

The intelligence is what sets us apart. The HVAC work is what we deliver.
